Redfin puts the median sale price at about $310,000 for the three months ending August 2026, down 5.0% on the year, while homes that sold took a median of 22 days, against 47 a year earlier. The short answer
Prices in Iowa City slipped while the pace picked up sharply. That combination usually means well-priced homes are going quickly and overpriced ones are taking the discount. Redfin rates the city “very competitive” and says the average home sells about 1% below list price, so there is some room to negotiate, but not much for a house priced right.
How to read these numbers
Three different measures show up in local market coverage, and they answer different questions. A median sale price is the middle closed sale: half of homes sold for more and half for less, so a handful of very large or very small sales does not drag it around the way an average would. Days on market counts how long a home was listed, so it measures how quickly buyers act, not how long closing takes. A competitiveness score, such as Redfin’s Compete Score, rolls pricing and speed into one number so you can compare towns at a glance.
All three describe closed or pending homes, which means they trail the market by a few weeks. That is why we show the date range beside every figure and why we pair them with a live count of what is for sale today. It is also worth remembering that a city median blends every property type. A town with more new construction or more condos will post a different median from one with older single-family homes, even when the same buyers are shopping in both.
What homes sold for
The figures below are Redfin’s median sale prices for all home types over the three months ending August 2026. Iowa City is the only one of the four to have fallen year over year.

Read the gap between cities carefully. Coralville is about $30,000 above Iowa City on the rounded medians, and North Liberty about $20,000 above. Cedar Rapids is roughly $86,000 below Iowa City. Those are differences between the middle sale in each place, not the price of a comparable house, so use them to set expectations about where your budget goes rather than to price a specific home. For that you need recent sales of similar homes on the same street or in the same subdivision.
How fast homes sell
Every city in the table sold faster than it did a year ago, and Iowa City’s median time on market more than halved. Redfin’s Compete Score runs from 0 to 100, where 100 is the most competitive.

The speed gap between cities is large. Cedar Rapids homes had a median of six days on market, against 22 in Iowa City and 30 to 32 in North Liberty and Coralville. A faster market gives a seller leverage, and it gives a buyer less time to compare. The year-over-year drop in every city also matters: a year ago homes sat on the market noticeably longer in each of them.

Do not subtract these from the sold figures above. Asking prices run higher than closed prices, and the active pool leans toward newer and larger homes. The useful comparison is between cities: North Liberty has the highest asking prices of the three, and Iowa City has by far the most homes to choose from.

Expect to move quickly in Iowa City and North Liberty
A 22-day median in Iowa City leaves little time to deliberate. Get your preapproval before you tour, and know your ceiling. Coralville is the softest of the three Johnson County cities on Redfin’s score, at 61.
Use the lower prices as leverage, carefully
Iowa City is the one market where prices fell over the year. That does not mean every seller will accept less. Homes that are priced correctly are going under contract in under a month. Where you do have room to negotiate is on homes that have already sat longer than the 22-day median, and on terms such as closing date, repairs after the inspection, and who pays which closing costs.

If you are selling in Iowa City, the fall in median price is the number buyers will quote back to you, so bring recent comparable sales to the table. In every case, the best protection is an honest price at the start: the days-on-market figures above are the median for homes that sold, and a home that is priced too high is not in that sample until its price comes down.
